The BS Is Coming Along

Hick has been working on the Beauty Shop part of the Double Hovel flip house. The last I showed you was the floor plan, I think. And maybe the bathtub set in place. 

A couple weeks ago, Hick and Old Buddy got the framing done in the back part of the Beauty Shop, which will be the bedroom, bathroom, and laundry.


Hick's message with this picture was: "I know you can't tell another but framing complete." Your guess is as good as mine about exactly what he meant. This is the view by standing in the living room of the Beauty Shop, looking through the door into the bedroom/bathroom/laundry.


A couple days ago, Hick and Old Buddy put in the rest of the bathtub. Mostly. Hick just said, "Tub installed." The plumbing is done underneath and in the walls. Hick just has to make a hole in that surround stuff to put the shower head. And caulk the cracks.

Hick has shown the flips to a couple of interested parties. I'm not sure they can get the financing. Yesterday he had a lady and her adult son looking at it. The woman said they haven't mentioned it yet to her husband! The son and his wife and toddler currently live with them. Their plan would be for the lady and husband to live in the main house, and the son and his family to have the Beauty Shop apartment. 

We never assume any "looker" will be able to swing the deal. But at least there's interest in the property. Once the Beauty Shop is finished, we'll probably list the Double Hovel with a real estate agent. That will get it picked up by the online services like Zillow. So there will probably be an initial flurry of lookers who see it and want to take a tour.

We have another property in the works, which is not yet ready to be revealed here...

  1. So, three people want to live in the tinier house? Someone should tell them that the child will grow and take up more and more space!!

    1. I'm not so sure the three people WANT TO live in the tinier house. Since they are currently living with his parents, I assume they will inhabit whatever new space is offered to them. They are not really in a position to be "choosers."

    1. As much as I complain about him... Hick is REALLY talented in the building trades. Plus, he has contacts with assorted contractors for things he doesn't do. He does the flipping labor without asking a fee for himself. The Pony and I are lucky to have him for our flip investments.

    1. It's moving along, but our "secret" investment has taken the front burner this month. Maybe more on that in the future.

  4. I like that tub surround with the built in shelves. I think it would be a suitable place for a single person, maybe a couple if they don't mind being close all the time, but a family with a baby might be cramped for space. I guess it might depend on how badly they want to get out of the parent's home or how badly the parents want them gone.

    1. I wondered if maybe the "parents" are looking for a new place to regain their home, while not wanting to put out the son and family. Everybody under one roof might be stressful.

      I think the Beauty Shop would be great for one person, or maybe an older couple.

  5. If the husband is not in on this, it is probably because he will have to be convinced to buy this place with two homes. He might just want to new family to move. I hope it all works our for all of them and you.

    1. We don't have high hopes for this deal. A lot of people like to look. That doesn't mean they are serious about buying. Especially since the husband has no idea his wife and son are looking!
